House Hacking for my College Freshman

Any thoughts or suggestions related to buying a house for my college freshman this fall? We are relatively knowledgeable about RE investing but just started thinking about this option as Room and Board at close to $13,000 per year. If we could put a little more than that down and have a roommate or 2 pay rent that would be significantly less than the dorm price to make the payment. We are close friends with 2 others who have expressed interest. If it doesn't work out or she graduates and moves out, we could sell or keep as a single family rental. We understand the risks with roommates, but even if there are no others, we wouldn't be throwing our annual $13,000 away.

Bad Idea?

LLC or personal?

Anything I should watch out for aside from normal RE issues?

I appreciate any thoughts!
