Accessory Apartment Tips?

Hi all!  I recently purchased a home at auction in North Augusta, SC.  It's extremely dated (built in 1955), but it's half a mile from Publix and Lidl and the neighborhood is starting to get flipped.  Does anyone know about or have any experience with Accessory Apartments in North Augusta?  It's a good year house, and it looks like the old owner was planning to turn the back room into a small unit of its own, with a separate entrance.  It's going to be a lot of work to completely rehab, so I'm wondering if I should keep it or just rehab the back unit and sell it as a house hacking opportunity for a young investor.
