According to the latest ATTOM Housing Risk Report, affordability pressures, rising foreclosures, and elevated unemployment have pushed several U.S. housing markets into higher downturn risk, especially in inland California and select counties across the South and East Coast. Foreclosures are up and mortgage demand softening, signals that traditional buyers are being priced out of the market.
Stress in the housing market = opportunities. When affordability deteriorates and foreclosures rise, motivated sellers and distressed situations increase โ the very types of scenarios where creative offers (lease options, seller financing, subject-to, etc.) outperform rigid, conventional strategies.
Higher risk for traditional buyers doesnโt mean a collapse for savvy investors. It means less competition, more leverage in negotiations, and situations where win-win solutions create value for both sellers in distress and buyers locked out by high rates.
Market turmoil is a catalyst for creative real estate. As conventional buyers retreat, creative investors step in with flexibility and structure that solve problems others wonโt solve, turning โbad newsโ into a pipeline of deals.
In short: a โrisk intensifyingโ housing market is not a reason to sit on the sidelines. Itโs a signal to lean into creative offer strategies and solve sellersโ pain points. When others see risk, we should see opportunity.
