In what cities/neighborhoods would a turnkey property yield the best cash flow & appreciation?

Focus on markets that have a good thesis behind why they will appreciate and prioritize  this over cash flow. Focusing too much on the excel spread sheet cash flow will steer you to markets that are likely lower barrier with stagnant growth. Unfortunately most of the turn key programs are geared towards these lower barrier neighborhoods because the margins are low and the low barrier neighborhoods are where the turn key providers can generate necessary scale so be mindful of this when you are conducting your diligence.
