Going Back in time
I am a real estate investor in San Antonio. Looking forward, I think it's pretty clear that a downturn in the market is on the horizon. That said, looking back to the 2011-2012 time period, what were duplexes going for? I'm setting cash aside and looking to finally be in a buyers market. Thoughts? I prefer cash flow properties.

Why are you looking at 2011 prices? There may or may not be a downturn, regardless, you should be buying deals either significantly under market value, or with great terms on creative finance.
