Vacancy and Rent Rates

hi 

while I'm looking through many "multifamily" deals, though to be honest I don't see that there are too many of those,

one of the things that I'm looking for is the average rent and vacancy %  in the area that I'm looking into ?

I did it  through checking other rentals or trying to reach locals (not easy at all)

is there an official website or so where I can find constant up to date information?

@Kevin Sobilo  i like your approach to it , seems amazing

but i would still like to have the numbers in front of me while analyzing a deal
to know what's the risk and what's my possibilities .
