Will house prices crash in Florida? Is this good for Investors?

After nearly ten years of substantial interest in properties, the real estate market in South Florida is starting to show signs of easing up. Recently, Google reported that the search "When is the housing market going to crash?" had spiked 2,500% in the past month. Many anticipate history repeating itself, just like the 2008 housing market crash.

Is this good for Investors?

I believe that this is a prime short-time window for savvy investors to pick up deals from scared and inexperienced sellers! While it is true that the market doesn't have the same momentum we had in the past, there are still plenty of qualified abandoned buyers there to choose from, willing to pay prime for an excellent deal. You'll do fine if you have a suitable property with the proper updates.

Be vigilant since this will not last forever if the feds keep increasing the rate. If the "Fed" stop before the end of 2022, you might see a rebound next year!

The new "flipper market" will be based on effort and knowledge. If you put alot of effort into finding an excellent deal and you're knowledgeable about how to make the best Flips, you'll make money, and If your skills are low, you will make no money! Many "fly-by" investors will disappear, leaving the more savvy investors to capture all the good deals in the end.

The roof is not falling!!!! People still have jobs. Likewise, this is a GIG economy where people are more empowered than ever to find extra money if needed! Here are some new ways to only mention a few!

1-Doing gigs like Uber and others...

2-Selling used items in the "Market-places,"

3-In a worth case scenario!!!, "Barricade" yourself in the master and rent the rest of the rooms to Airbnb, our VRBO, to patch through.

Takeaway

After 20 years of doing this, my takeaway is not to time the market but instead focus on doing a rental/Flip stress test of your property to ensure it survives in any cycles in the market and bet on longtime appreciation!
