STR in Temecula Wine Country

I'm looking for STR markets in Southern CA. Temecula wine country (French Valley) looks great. It looks like Temecula and Murrieta prohibit STRs, but unincorporated Riverside county allows them. I believe Winchester allows them, too. The numbers look good (most affordable housing I've seen in SoCal). I'm just not sure how easy it will be to find a home in the sliver of unincorporated Riverside county, close enough to Temecula wine country, and has no HOA. Who knows this market and can educate me?
