myfamily.house and contract for deeds on REOs

Hi everyone,

Someone from BiggerPockets contacted me about Myfamily.house and I was wondering if someone has heard of them before and how reliable they are.

They seem guarantee 12% returns for a minimum of 20 years via Contract for Deeds. They also seem to actively market to foreign investors, as well as domestic. This video explains their business model better.

Does anyone have experience in dealing with them, and is this a viable business opportunity for something that looks like a truly passive investment?
