Hi I was wondering if anyone on here has done business with this individual.  He is promoting very good owner financed deals of SFRs in bulk in Alabama and SC.  Anyone that has worked with would you please DM me!  Thanks in advance!

I would caution to check out all info given. There are some major flaws in the SC portfolio. It may be a good investment even after correction but some things that are public record (property taxes) are mis-stated grossly.

Also do a google search on his name. Doesn't return good reviews in his name. Plus his first post on BP was a package sale which I think I was the first one to reply and he didn't even had the property info. After a few days he said it sold to another investor

@Avi Garg  I don't see anything on google? The deals just seem amazing. I just don't understand how anyone can make money off them other than the buyer.

If you look at his post, its 0 money down with $7k EMD and $9.9k appraisal and each property is worth exactly $25k. To top it all, the notes for a few proeprties in his excel says cant find info/still research.

I would tread very carefully

I would really like anyone with any question to please call me or visit my office.

I do my best to provide good investment with little money out of pocket. I deal directly with owners and real estate agents - some time the information is not complete or can't get in a timely matter.

Yes please do you Due diligence and lets not defame people you don't know or have never dealt with online.

I signed a purchase agreement with Charles Lee and met with him in Birmingham.

Our deal did not pan out and a refund for EMD as well as appraisal fees is now in order...

That's where the issues are starting to develop: he claimed the wire transfer was completed for the EMD but since he hasn't gotten a refund for appraisals from the vendor, I wouldn't get that part just yet.

He was supposed to wire the money back 13 days ago: he's now not answering emails or my phone calls.

I'll let you all know how this all ends

@George Carrasquillo Another BP member had issues with the EMD as well. The member mentioned that the EMD was released to the seller

Everyone I have ever talked to has never actually closed with him.  @George Carrasquillo everyone I have spoke with about process has said same exact thing.  I'm not sure why all the fluff to get nothing out of it. Seems like a huge waste of everyones time.
