How to buy a divorce house?

My friend is currently going through a divorce and has moved to BC for a new job. She is looking to sell the house but she doesn't not want her ex-husband to have most of the money since he did not pay the mortgage or any of the bills. I am interested in buyingth property but I bought a house less than a year ago and my debt to income ratio does not work for another mortgage. So two questions

1) how would my friend be able to sell the house making have the upper hand with her ex-husband

2) what creative finance strategy could I use to obtain the property?

The Divorce court controls and oversees the house.

It will be divided up as the court says or as the two parties agree.

If you try to pull "A fast One" it might earn your friend some jail time.
