Laundry equipment for an Apt

Hi all,

I just got a six-unit apart in MA. I reached out to automatic laundry and they proposed to rent my basement to provide laundry service to my tenants. They will cover the equipment, maintenance; and I provide the space, outlets/duct work and responsible for all utility fee. Seven year contact. 50-50 split. 

Alternatively, I can just continue to provide the existing coin-op machines and collect quarters. However, I have to come there to collect money every month (50 min drive) and I'm responsible for the maintenance (could be a nightmare?).

How should I approach the issue and what should I do for the tenants?
