Appliances - New or Used?

Question

This is my first major rehab and I'm trying to be creative about stretching my budget. It needs all new appliances. I see some great deals on FB Marketplace - Is it better to buy one used (obviously making sure it seems to work first) and pay for repairs later if necessary OR buy new and have the warranty? This is a property has been in the family a long time and I'll be holding onto long term as it turns a good profit.

Congratulations on stepping into the realestate game. I am new in the arena too. I think that rehabbing a property is no small feat, especially if you're trying to maximize your budget. A question we faced was the exact same: Should we buy used appliances or go for new ones with warranties?

When we rehabbed one of our units for the first time, We found good success buying from a secondhand shop. They tested the appliances thoroughly and offered a one-year guarantee. This was a cost-effective way to meet our requirement of providing just a stove and refrigerator (we don’t include washers or dryers), without breaking the bank further.

But here’s the twist: If we were upgrading appliances for a long-term tenant with a stellar payment history, we might invest in brand-new appliances. A warranty can bring peace of mind, especially if the tenant values quality and reliability.

Here’s our rule of thumb:

• For budget-friendly rehabs: Used appliances from a reputable source can be a smart choice. Look for shops that test and offer guarantees.
• For valued tenants or premium units: New appliances might be worth the investment for their reliability and long-term durability.

Ultimately, your decision depends on your goals. I would think about tenant expectations and how much maintenance you’re willing to manage down the road. Either way, weigh cost, quality, and peace of mind to make the best choice for your property. All the Best!

@Tiffani Hollis, a few thoughts:

1. Dealing with warranty service is a pain in any situation but when you also have to deal with a tenant on top its even worse. So, a warranty doesn't mean a whole lot to me.

2. In my experience stoves and refrigerators have WAY less issues than washers, dryers, and probably dishwashers.

3. People care more about the appearance of kitchen appliances because they are in a public portion of the house as opposed to washer/dryers which visitors rarely see.

4. I am more inclined to buy new kitchen appliances because of #4, but would not have an issue using nice looking used kitchen appliances. I am more likely to go with used kitchen appliances on a C class rental than a nice B class rental.

5. I routinely buy used washers and dryers. Basic white appliances. If they are dinged or scuffed you can touch them up with white appliance paint. I believe its an epoxy based paint.

6. Keep in mind that you get to depreciate these appliances on your taxes. So, you get a tax deduction on the purchase price. So, keep in mind this tax deduction is basically like getting a discount on the purchase.

Some appliances just pays to get new. Unless it is a gently used 1 year old fridge, I would get a new one. Stove maybe used, dishwasher- I would not. Built in microwave, I would not. Washer dryer, maybe if I could fine nice looking ones.

Depending on the quality of the rental property, I would look at nice used replacements for a range if the house was just in service and between tenants. But if I am doing a full rehab, I would get new myself. The service call on a used appliance would negate any money saved.

Hi Tiffani, often new appliances that are "off brands" that you purchase come with a warranty and perform well plus they look new.  Better tenants expect better and treat the property so.

For a long-term rental, I’d avoid used dishwashers entirely—repair costs and reliability issues often outweigh the savings. Ranges can be fine if they’re in good condition, but inspect them thoroughly. Refrigerators aren’t typically expected in Texas single-family rentals, and it may be the same in Georgia.

For other appliances, buying new is usually the better choice. Two repairs can often cost as much as a new unit, and manufacturer warranties can be a headache to use. Focus on durability over bells and whistles—tenants prioritize functionality and reliability. Long-term, new appliances save time, money, and frustration.
