AI assistence for leasing

Realized leasing to a new tenant can take 5-10 hours easily. This can easily be done by AI. Does anyone have any recommendations or something they can refer me to. Otherwise I would just design an app myself lol.

What aspects of leasing are you referring to exactly? I use CharGPT to help with descriptions and in finding some comps before I list. I use saved responses in Zillow messenger - I suppose I could try to integrate AI to automatically select a response based on certain criteria…

But what else is taking you that long? My biggest time suck is showing the apartments which I like doing myself to meet tenants. The other is calling past landlords for references which I don’t think AI is ready for because I have had so many fake past landlords that I am able to sniff out in a conversation.

 One of my rental properties is located in a low-income area, which presents unique challenges in finding suitable tenants. The no-show rate for prospective tenants in this area tends to be quite high. Therefore, I prioritize pre-screening applicants to ensure they meet the qualifications before arranging a showing. (Tedious process)

Unlike my other properties, where most applicants meet the criteria and need to see the unit to decide if they like it, this particular unit appeals to almost everyone (In this demographic)—but many fail to meet the qualification requirements. To streamline the process, I want to ensure applicants qualify before scheduling a viewing.

It would be beneficial to implement an AI-based system to consistently and efficiently ask prospective tenants the pre-screening questions I currently ask repeatedly. This would save time and ensure a fair, uniform process for all applicants. (I had chat GPT optimize this response, Lol)

That's a good point—I have similar rentals as well. Ideally, I’d love to integrate an AI chatbot into Zillow to streamline communication. However, I’m hesitant due to the risk of the chatbot going off script and potentially leading to discrimination claims. Since Zillow doesn’t allow live links in messages (even links to articles on their own site), it’s also challenging to direct people to my own website, where integrating a chatbot would be much simpler and more effective.

Thanks yea im using facebook marketplace in my area, so I dont know how I can streamline this easier. We definetly would face similiar issues with facebook regarding discrimination issues.

I love the discussion so far. I am big fan of AI. If I was approaching this I'd want chatbot that used the ChatGPT language model but was closed off from the internet and only trained on my data. Fastbots.ai looks promising!

Right now I use an VA from the Philippines to respond to all my leasing questions (from Facebook, email, text, and phone) and help with application screening and it's been working great for over 5 years! I have a video on how I do this on my Youtube Channel :)
