I’ve noticed a lot of discussions lately about finding the right property manager, so I wanted to offer some insights for those in the process or considering it. Having worked with multiple property managers and now being part of a property management company, I’ve seen firsthand what separates a good manager from a great one. Here are a few key things to keep in mind when you’re hiring:

  1. Experience and Local Knowledge:
    You want someone who not only knows the ins and outs of managing properties but also has deep knowledge of your local market. This helps in setting the right rental prices, finding quality tenants quickly, and understanding local laws. Ask about their experience managing properties in your area and how they handle market shifts.
  2. Transparent Fee Structure:
    Property management fees can vary, but transparency is key. Make sure you fully understand what the fees cover. Are maintenance and tenant screening included? How do they handle emergency repairs? Look for a manager who’s upfront about all potential costs, so there are no surprises down the road.
  3. Communication is Everything:
    A reliable property manager should communicate well—not just with you, but with tenants too. Ask about their process for keeping you updated. Do they provide monthly reports? How fast do they respond to tenant issues? Excellent communication can make or break a relationship.
  4. Tenant Screening Process:
    One of the biggest headaches for landlords is problem tenants, and a good property manager should have a thorough screening process in place. Ask for details on how they vet tenants, including credit checks, background checks, and rental history verification.
  5. References and Reviews:
    Don’t just take their word for it. Always ask for references from other property owners they’ve worked with. Also, check out online reviews to see what other landlords and tenants say about their services. This will give you a clearer picture of their track record.
  6. Maintenance and Vendor Network:
    A solid property manager will have a trusted network of vendors for maintenance and repairs. Ask how they handle routine maintenance and emergencies and whether they have established relationships with cost-effective and reliable vendors.

By focusing on these critical factors, you’ll be in a solid position to hire a property manager who can take the stress out of managing your rental property while helping you maximize your investment.
