Tenant Floor Damage
Tenant vacated the unit, Did notice a couple of broken tiles in the Kitchen, The tenant is agree to pay upto $250 for fixing the broken tiles. Now the issue is the tiles that i bought about four years from HD is discontinued and i cant find those tiles, If i need to replace i would have to replace around 750 sq ft with the new tiles (Kitchen, Living room and the walkway). repalcement cost comes around 3.5K (so far only one estimate, waiting for one more). The tenant already got his deposit so he is not showing any interest in footing this cost, Can i open a claim with the Landlord Insurance or should i bite the bullet and change the tiles myself. Not sure if me opening a claim and them denying it will cost my insurance to go up next term. Thanks fro your responce.

What kind of tiles? Hire a pro to repair the existing. Always hold back some extra tile/carpet/LVP to match small areas 5 years from now...
