Weirdest teanent ever.

Hi everyone.

Just closed another 4 unit in dfw area.

The short story is,I like the property so much and it came fully occupied with all inherited teanent.

So at the inspection time before closing I found that the unit D is kind of trash and we were wondering how come even she lives there. Bad smell of trash a big dog in the cage and urine smell everywhere. So I was like I will deal with it as long as I have her in and after she moves out, the I will renovate and post it for better price.

Now the thing is I am trying to contact her and she keeps telling me I have the wrong number and email address.

I send her the letter and also knocked the door no answer.

I asked pervious owner, and he said she has been there for four years and no problem at all also they had a good relationship.

First rent to me is due by May 1st and my realtor keeps telling me I'm rushing to much.

My realtor wants me to wait until the rent is due and the ask if the pervious landlord can get the teanent respond and help us.

Also she sent a note the the pervious landlord that she will move out in the next two months as her lease is up.

I talked to the rest of teanent at all other units and introduced myself but not her since she doesn't want to show up.

What is the best action to take if you guys were at this situation.

I am ok to spend more than her security deposit just to fix all trashes after her and I will add it up to purchase price since I just closed it.

But the thing is if she pays the next two months rent and if she moves out peacefully.

Appreciate your thoughts.

You already know she's a bad tenant. You know she's avoiding you. This is a bad renter that you need to get rid of as quickly as possible.

I would post a 30-day Notice of Termination on her door and demand she be out by 11:59PM on [DATE]. Explain that you are terminating her for failure to communicate and maintain the rental. This should be non-negotiable. If she calls and asks for more time, I would not extend her a single day. I would also let her know that if she fails to vacate by that date, she will be considered a "holdover Tenant" and subject to 3x the monthly rent, prorated for every day she stays in the rental.

If she fails to get out, hire an attorney and evict.
