Editing Lease Questions
I downloaded a Landlord Tenant Form from the Florida Bar. I started adding clauses that I feel are necessary to be included. My question is, can I add the clause as a paragraph or do I have to create a separate page for each as an addendum? Also, how many signatures and initials do I need on the lease? I'm just curious on where do I ask the tenant to sign/initial on certain parts of the lease? Or can I just have one single signature and initial for the whole lease and all the addendums I included? I would appreciate any advice, thank you!

I disagree with initialing every page. I've seen no evidence that it strengthens your case in court.
My lease is 6 pages long. The first page includes a summary of particular things I want to stress that the tenant can easily reference: rent due date, animal policy, property is accepted "as is", etc. I make the tenant initial these few things, then sign on the final page.
