Limited Property Management

Hello,

I have 6 rentals in the Washington DC suburbs of Virginia. I’ve been managing them myself since 2015. I’m moving out of state for a few years (expecting to return here) so I will need a property management company, but I don’t need or want to pay for all their services. Does anyone have any suggestions or experience with limited property management?

I am only looking for someone who I can gives keys to and trust with showing the property, doing move out inspection with old tenant, letting in cleaners and repair people, and doing move-in inspection with new tenant. And also be available in an emergency situation to access the home if tenant is out of town or something and there is an issue requiring immediate action. I expect to be in this area for business occasionally so I can handle the annual inspection by myself.

I am able to post my advertisements and screen tenants by myself. I already sign leases electronically. I have relationships with cleaners, handymen, plumbers, electricians, etc. I require rent to be paid electronically.

I have spoken to a few property management companies asking for their “full service” prices and they charge a month’s rent to place a tenant and then 8% of the rental amount as a monthly management fee to do all the usual things.

I haven’t countered yet with my request for reduced services at a reduced rate. Any suggestions?
