Dedicated Maintenance Person - Share Cost - Chicago
Hi All,
I own/manage 41 units on the Northside of Chicago and I'm seeking a dedicated maintenance person. My portfolio is not large enough to hire a management company or hire someone full time.
Reaching out to see if I could find a group of owners who had interest in sharing a full time person? Cleaning, yard care, snow, painting, plumbing/electrical issues, hvac maintenance. Off the cuff, I was thinking paying somone $50,000 and maybe split between 100-110 units.
Been having a hard time building a relationship with someone who is reasonably priced and good quality.

@Paul Garcia the main issue you will find is the same one that everyone is having. Hiring is impossible right now, and 50k per year isn't as much as it used to be....
I looked into the shared maintenance person idea with some friends last year, and we all ultimately passed. Why not continue to scale so you can bring someone in house? At 41 units, you are getting large enough that a few strategic moves could put you at the 75-100 unit level you need.
