I was having a conversation with a family member in reference to doing direct mail campaigns to find wholesale or lease to own deals. I was very surprised to hear his reaction to my strategy. His thought of an investor was someone who heard about deals from networking, bought and fixed up the property and resold it. He told me he thought mailing 2000 people in hopes of finding 2-4 deals was preying on people's stupidity and why should they sell to me when I have no credibility or credentials. Furthermore he said it was wrong be because I am providing no service to he other 4995 people who receive my letters( he said a Walmart, pizza, lawn care mailer is at least a viable service) I explained that direct marketing is a widely accepted method to find deals and is taught online, in Reia meetings, in books investor conferences and forums. He felt it sounds like a scam to mail thousands of property owners to find one person and take advantage of their bad situation and it seems predatory. He even said that if I have someone cash for their home In lieu of a pending tax sale Where they would lose the home anyway that I'm still the bad guy as they would have had better options than just giving their property away for pennies. Have anyone ever heard of such a negative view on direct mail? I was dumbfounded at his discussion...
