Tear down and rebuild

I found a property that is 1 1/2 acres with a “as is “ home for a great price . The price is basically for the land only . The homes around the area are selling 6 x the price of the land . I want to tear down home but , I am not sure how to go about it if I get a mortgage on the property .

I have the cash to purchase the property with out financing but , would not have the money to rebuild. My goal is to rebuild and sell unless I live in it for a few months while I look for another project :) I’m hoping someone could provide guidance . Thanks for helping
