Marketing on a budget

Posted

I'm new to real estate investing. My background is construction and call centers.

I just completed my first brrr and have come to the conclusion that I need to do my own marketing,  buying at auction or from wholesalers makes margins to tight.

I know lead gen well from the call center businesses. My goal is to generate deals, wholesale the ones that don't fit my needs and cherry pick properties.

Mailers are relatively inexpensive (4k or so for an aggressive campaign) but are they effective?

Seems to me the best way would be to buy as much data as I can,  throw it in a power dialer and blast through it.

what's the best bang for my buck?
