Marketing To Trust Properties

I will read on BP from time to time about people that market to Trust properties. I have actually had some great PM conversations with a couple of people that frequent these forums about this subject. I have checked my county recorder's web site against properties I know have gone from the Trustor to a Trustee when the trust was set up and to another Trustee upon he death of one of the beneficiaries and found no recorded documents. I have checked three properties like this. I am trying to figure out how to market to this segment with no success. I know Rick Harmon invests in this area and hopefully he can shed some light on this subject for me.
