Discrepancies in Cash Flow Analysis

Hello BP community!

Still new to RE investing, so I'm taking sample properties off the mls and analyzing by hand.  After plugging the numbers into a rental property calculator such as DealCheck I'll find that my results are waaaay off at times, which can amount in frustration. Any suggestions to help with the analysis process?
