Better than Bandits??

Just speaking from my personal, recent, experience in my local farm area...

This strategy worked better for me than putting out bandit signs.

Got a home under contract and marketed in several ways. Here are 2:

1. Put out 50 yellow, hand-written bandits in the area;
Received 2 calls, 1 from another wholesaler, picked up 1 possible future buyer;

Total Investment: 2.5 hrs and $150

2. Sent 25 flyers with details of the property in an invitation envelope to cash homebuyers within 1 mile of subject property; Received 3 calls within 4 days, picked up 3 active cash-buyers;

Total Investment: 2.5 hrs and $20

Take-aways: Sending the flyers means less money, more serious, and proven, cash-buyers, I'm assuming some kept the flyer and may call when ready to purchase (bandits are gone), and there's a better chance I can follow up with those who received the flyer.

Just thought I'd share my results...

i found a ton of motivated sellers on craigslist by posting in the "for rent" section...the people that are desperate to sell their homes and are nearing foreclosure are looking for an apartment to rent
