Better than Bandits??

Question

Just speaking from my personal, recent, experience in my local farm area...

This strategy worked better for me than putting out bandit signs.

Got a home under contract and marketed in several ways.  Here are 2:

1. Put out 50 yellow, hand-written bandits in the area;
Received 2 calls, 1 from another wholesaler, picked up 1 possible future buyer;

Total Investment: 2.5 hrs and $150

2.  Sent 25 flyers with details of the property in an invitation envelope to cash homebuyers within 1 mile of subject property;  Received 3 calls within 4 days, picked up 3 active cash-buyers;

Total Investment:  2.5 hrs and $20

Take-aways:  Sending the flyers means less money, more serious, and proven, cash-buyers, I'm assuming some kept the flyer and may call when ready to purchase (bandits are gone), and there's a better chance I can follow up with those who received the flyer.

Just thought I'd share my results...

i found a ton of motivated sellers on craigslist by posting in the "for rent" section...the people that are desperate to sell their homes and are nearing foreclosure are looking for an apartment to rent

sorry..i don't do lease options...i advertise the standard "AVOID FORECLOSURE--I PAY CASH"...stuff like that..i'm buying for myself, not wholesaling or doing lease options...sometimes i will find a seller with a mortgage that will cashflow, so i'll do a sub2 deal

I've been trying to find motivated sellers or landlords that will do a L/O deal.

What sort of ad did you post in the "For Rent" Section of CList for motivated sellers?

Any ideas on marketing for motivated sellers or landlords that will do a L/O deal?

BryanA, I've heard that bandits and CL are really good ways to find tenants!  I've only marketed for buyers and sellers...and I use CL everyday.  No luck at all for motivated sellers, but I pick up about 1 or 2 buyers a week.

For some reason, I haven't gotten great results from bandits the last 3 times I've put them out (for sellers and buyers).  I haven't given up on them yet, though.
