My Newspaper Ad - Your Input is Appreciated

So I'm finally going to pay for a 4 week ad in a big newspaper, since I have 3 steals to market. Here is what I have (a few variations).

So let me know which one you think is best, or create a new one if you want. If you want to make a new one, remember that you only get 30 characters per line, and you only get 3 lines. So here a few different ones:

Low Priced Homes With Clear Title

3/1 - 20k, 2/1 - 17k, Duplex 25k

Cash Offers Only Plz ***-***-***

Or

2 Fixers and a Rent Ready

3/1 - 20k, 2/1 - 17k, Duplex 25k

Personally I like the first one. It stresses what is likely to be the most important selling points right away.

I agree with Charles, the first looks and feels best to me. Only thing I might want to add/change is something that is more appealing to the buyers then "Low priced" maybe "Bargain Homes with clear title" or "Must sell Homes with clear title"

Who are your targeting the ad towards?
Retail-buyers or other investors?

I think you'll do just fine as is with the first one.. Let us know how it works out for you..

They do seem like really good deals, a duplex for 25K would cash-flow nicely here in Dallas..

Yeah, for someone who wants cash flow, these are great deals. The duplex needs work though. Even if someone puts 20k into that place, it would still cash flow nicely.

I will be fielding a lot of calls to explain all of that stuff, so spending the next 2 days preparing all the info in one place for the phone calls to come rolling in.

Thanks guys. First day got 3 calls which will lead to 2 showings. Tomorrow is the Sunday paper, which I expect to be bigger and better.

My goal is to have these 3 sold this week, and move on to the next deals. But just in case, this ad will stay up for 4 weeks. It may suck if I dont have anything to sell the new people calling afterwards.

I like the first one best. It speaks more clearly to money than the other 2. I realize it's a little late... Have had any responses yet?

My phone rang a little bit for the first 2 weeks. I changed the ad to just one of the properties and double my call volume.

The last week the ad was running the home was sold, and I used it to build my buyers list after that.

All in all, I like the newspaper. Its a great way to sell a good deal, and to build a buyers list. I will not be putting multiple properties into one ad again though.

That seemed to confuse people and put them on defense before they even called.

My sister-in-law was here next to me and read the ads. If you're gearing this towards potential homeowners (vs investors), the 1st thing she asked me was: Does 2/1 and 3/1 mean the date it's available?

Would most ordinary home buyers know what that means?

I agree I would change "Low Priced" to something like "Just Reduced" or "Bargain-Priced."
