Best marketing you've seen?

What is the best marketing you've seen for your type of investing? I focus on short sales. I saw a TV ad last week with two realtors that offer to sell your home and if they don't they'll buy it. I REALLY liked it, just not sure how I could compete with that....
I would like to take some of the profit off my next deal to pay a good deal of $$ for marketing. Just not sure where to spend it. I'd like to interview a few marketing companys that can focus on direct mail for me, but I have a VERY hard time outsourcing ANYTHING :D
