Flipping houses and/or commission for online sales?

Hello all,

I'm new to the real estate investment world, but a veteran in online marketing.  I've been running various ecommerce business online for the last 15 years, and ready to take it up a notch.  Lately my focus has been FB ads, selling various products all over the world.  I'm confident I could generate high quality housing sale leads, but need to figure how the best way to partner up to receive commission on sales I generate.  I'm currently located overseas but am a US citizen.  I reached out to a few real estate agents in the US and was told I need a license in order to do this.  Is this true?

My background is generating sales, leads, etc., but I need to partner with someone who has access to houses and can offer commission for sales or pay for leads I generate.  Feel free to PM me if interested.

Any advice on this is greatly appreciated.
