Self marketing, or paid services? We'd love your opinion!

Hello fellow BP'ers!

I'd love to know what each of you do to successfully market your rental properties.

Up until now, we've used the standard free resources on the web: Zillow, Hotpads, Trulia, Cozy, Craigslist, etc.

We've had a strong success rate, but we're now listing a beautiful home that is slightly higher than our other properties ($1,850/month), and we've been in school for approximately a month, so families may not be actively looking as much as they were in July/August.

Our backup plan is to use a fee site, if it will increase the amount of marketing (helps us find a great tenant).

Our next backup plan would be listing it on the MLS.

BTW, we are extremely comfortable with the vetting process. We use mysmartmove.com combined with face to face interviews and we've enjoyed phenomenal relationships with tenants over the years. That's one thing that we do very well.

I'd love everyone's thoughts here- what works well for you in terms of marketing?
