Direct Mail - Narrowing to Ideal Demographic

I am interested in starting a direct mail campaign, followed by door knocking and phone calls.  I DO NOT INVEST IN THE HOOD.  I am looking for help from investors who invest in suburban neighborhoods in good school districts.  We have talked about marketing to subdivisions, in which we have been buying in, however, many of the homes are owner occupied with owners who are not looking to sell to an investor.  We would like to target non-performing rental properties and the elderly who no longer want the burden of home ownership.  Does anyone know the best way to go about this?  Is there a place we can go which can give us information such as the age of the owners, long term ownership, zero debt, etc? Thank you for your help.
