Investing in out of state multi unit properties

Hello BP family!

I am looking to invest in multi-unit properties for the first time & need to go out of CA to make it affordable. I had bad experience previously with 2 out of state single family units I purchased...but am hoping for a better experience.

What states do you recommend, & would there be a recommended property management co as well? What steps should I take to make a safe investment? My rental homes are in an LLC; I wanted a home equity line of credit while I am still searching but no one will lend to LLCs for that; they only do it for your personal residence.. I want to do a 1031 exchange & need to update my knowledge of this - SFR rental vs 4plex, etc...any advice on where to start? I am ready to make a move right now, but hesitate because there are so many unknowns. Thanks.
