Help finding deals owned outright by owners

Hello All,

The last deal I did was a huge success. Made 100k profit and split it 50/50 with my partner. I found  beat up house and knocked on the door. Simple as that!

They had inherited the prop and wanted out. It was easy because of the fact the did not owe anything except some late RE taxes.

I'm looking to target sellers with direct mail but just wondering what the best methods are for generating leads. Primarily sellers who inherited a prop from a recently deceased relative and may want to sell.

I went down to my local probate courthouse in Taunton Mass but they force you to search the records using a specific name. I wanted to search by town. This makes finding those potential sellers very hard..... ANY SUGGESTIONS?
