Hi, I am new to this site and am looking for guidance into investing in a home around Montclair, NJ. Any suggestions, stories or advice?

I bought a two family house in Sept 2017 and paid 100k over listing. I live in one unit and rent the other. Even if I rent both units out, my calculation still shows negative cash flow. Montclair is not a good place for cash flow but *I hope* it will appreciation. My house did appreciate according to Zillow but is still way below my purchase price.
