Looking for tips on first rental listing

I currently have my first rental listed! (duplex that I'm house hacking)

It was pretty hard to gauge comps close by due to:
-  not much demand
- duplex vs single family

I'm curious why I haven't received many qualified applicants. Is it because price is too high? Is it because of the no garage space or washer/dryer included? Or is it because it's that time of the year? (December in Ohio sucks to move, especially around holidays)

Looking for recommendations for listing info or tips for finding more qualified applicants.

    This is a tough time to rent apartments; in any market. Starting in January/February; more people will be looking to move. I am not sure if I would make any changes to pricing before January.
