Consider Applicant who is a Nurse to Sublet Rooms to Traveling Nurses?

An applicant (Full-time Nurse Practitioner)wants to lease my 3bdrm 2 bath home so she can sublet to traveling nurses  and/or healthcare professionals that she has vetted. Even when there are periods of non-occupancy, she will be paying the entire lease on her own. Her income is well over 3x rent.  Has anyone had an experience like this?

I don't recommend it. You will lose control of who lives on the property. You won't know if the tenant obeys the law or protects your property. And if the plan fails and the money dries up, she can disappear just as easily as anyone else.

This type of scenario is discussed often in the Short-Term rental forum. Look up "arbitrage" and you'll see plenty of reasons why investors discourage it.
