Hedge funds in kentucky

I'm just curious to know are there still Hedge Funds aggressively buying properties in Kentucky  ( mainly Louisville)? What would be the best way to partner as a wholesaler?

Hedge funds were buying housing heavily in 2010/2011/2012 when prices were extremely depressed.  They bought these for capital appreciation (generating rental income while waiting for prices to rebound).  The appreciation that they were looking for at the time has occurred already, so all of the "smart money" has probably already exited or is looking to exit.  It wouldn't make sense for any of them to be looking to buy right now.

What you might have luck with are REITs that have a business model entirely based on investing in real estate.  Hedge funds have a business model that is based on capitalizing on weak asset classes and real estate is definitely NOT a weak asset class right now.  Hedge funds should have their money out of (or moving out of) real estate and into the oil patch.
