Airbnb New Off-Platform and Fee Transparency Policy

Hunter Freeman
Posted

Hi everyone — thank you for the warm welcome to the community from all of us at 29 Nights.

I’m reaching out today because Airbnb is rolling out a new policy on June 1st — called the Off-Platform and Fee Transparency Policy — that poses a serious threat to small hosts like mine.

Read the policy here: https://www.airbnb.com/help/article/2799

Under these new terms, we would no longer be allowed to:

  • Gather any personal contact information from our guests
  • Ask guests for external feedback or reviews
  • Provide guests with links that take people off of the Airbnb platform in listings or messages

For independent operators and boutique hosts, these changes are devastating. We’ve

spent years building relationships with our guests, encouraging return

visits, and offering transparent pricing through our direct channels. If enforced, this policy could effectively destroy the way we do business. We

understand that larger operators may already be preparing legal action,

and we’re exploring how we can be involved. In the meantime, I’m

posting here to ask:

  • -Has anyone else been impacted or concerned by this?
  • -Do you have any advice, legal connections, or resources to share?
  • -Would you be interested in organizing a collective response?

Thank you for reading — and thank you again for supporting local hosts. We love what we do and the communities we serve, and we’re not ready to give that up without a fight.— Hunter @ 29 Nights
