What is the average cash flow we should aim for from each rental unit?

As much as you can find! Ask investors in your area and get a better sense of what they are getting in cash flow per door depending on the property type (sfh, mfh, commercial). Along with this, make sure to not overpay. You make your money on the purchase and not through raising rents later down the road. If the property doesn't cash flow from day 1, or close to it with some expectations such as vacancy, destroyed property or whatever else is preventing the cash flow, get out and find something better.
