Investment Info:

Condo buy & hold investment in Seneca.

Purchase price: $184,000
Cash invested: $184,000

4bx4ba off campus student housing. One bus stop from campus (5 min). <10 min downtown and shopping. Lake view. Boat docks/slips nearby. Many amazing community amenities including swimming pools, jacuzzis, lazy river, sand volleyball, baseball and soccer fields, walking trails, pool tables, full gym, and even a private study building.

How did you find this deal and how did you negotiate it?

Utterly dumb luck and just plain old fashioned talking to people...then shut up and listened and learned, when I found out they're smart, experienced and can teach me a lot!

How did you finance this deal?

What was the outcome?

Now closing on my second 4x4 deal in October 2021.

Lessons learned? Challenges?

Didn't quite understand how all this works and got scooped on my first deal by another cash payer. Learned fast, made adjustments, and nailed my next deal very fast.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I'm working with a real sweetheart realtor. Knowledgeable. Nice guy. Grew up in this area, so knows the folks around here. Tells me about deals before they hit MLS.
