Purchase price: $115,000
Cash invested: $17,250

5 Bed/3 Bath Single Family home built in 1988, specifically for the County Mental Health Department, as a group home for persons/adults with mental disabilities. The County has been the tenant for 33+ Years

What made you interested in investing in this type of deal?

High equity yields, so as to utilize as a retirement portfolio.

How did you find this deal and how did you negotiate it?

Fellow Realtor brought the deal to me, to pitch to other investors, but as I ran the numbers, it was perfect for what I was looking for.

How did you finance this deal?

Traditional Investment Mortgage, with 15% down.

How did you add value to the deal?

Capital Improvements upon closing
