Any DFW realtors willing to run comps for me?

Currently looking at buying an SFR deal from a wholesaler, and need help with comps. Not sure if the seller is willing to pay 6%, but let's work something out if I pursue the deal. ARV is around 600k in Preston Hollow area. PM or colleague request me for details.
