Help this flipper analyze my first BRRR

Hi folks. I’ve flipped a lot but not sure how to do my next move of buy and hold. Can you help. I’ll borrow 120k privately and fix. Then refi out in 6 months. Any red flags that you see? Seems like a good cash flowing property. What did I miss?
