Difficult seller and agent

Hi all,

Need some assistance here: During the due diligence period, my realtor missed the deadline to negotiate the deal I wanted because he was traveling for his birthday. Sellers agent was unwilling to work with us and requested a mutual release but eventually agreed to a small deduction from the purchase price but not enough to cover the work that needs to be done. I also requested additional documents like estoppel certificate, mold remediation that the seller isn’t able to produce. Should I just back out or push back for a further deduction? The seller seems shady.
