Investment Info:

Single-family residence fix & flip investment in Pasadena.

Purchase price: $921,000
Cash invested: $150,000

A vintage 1957 mid-century modern renovation brings to light the best of the classic vibe of the 50's with all of the modern conveniences of the 21st century. A dual panoramic view with the iconic downtown Los Angeles skyline off the front and pristine San Gabriel Mountains off the rear this property is perfectly placed atop the San Rafael Hills on a spacious flat lot.

What made you interested in investing in this type of deal?

I love the mid-century modern look & the property is in a great pocket of Pasadena.

How did you add value to the deal?

A great cosmetic renovation including brand new driveway along with adding tons of mechanical upgrades to give the new buyer a modern home with a cool mid-century look.

What was the outcome?

Listing the property today 4/19/2021

Lessons learned? Challenges?

The largest challenge was 100% the driveway. The driveway was cracked in multiple places & the slope was in our mind a limiting factor for buyers. We re-graded the driveway and slightly expanded it to help make it more accessible for buyers. #2 would be removing the old vinyl exterior to expose the original wood siding tons of sanding & patching.
