Hello BP!

My wife and I up until recently had been considering investing in multi-unit properties after we closed sale on our CA primary residence.  Well, a job change and move to Texas changed all that.  We pivoted and instead invested in a beautiful 2br/2ba condo in Miramar Beach, FL.  It was completely and beautifully renovated and as a family we enjoyed a little over a week while getting things situated for Airbnb and self-management.  Our thought process was we can get a 2nd home mortgage at a great rate and vacation there off-peak season 2 or 3 times a year while still pulling in ~$45k gross rents.  That'll allow us to cash flow anywhere from $6700-$900/mo while giving us a great vacation rental to enjoy every once in awhile.

We used @Daniel Walker with Emerald Coast Beach Properties and I have nothing but fantastic things to say about him and his assistant.  He knows the market inside and out, jumped through a plethora of hoops for us whether it was driving 2 hrs out of market to Pensacola Beach, hosting numerous video tours, or gathering property financials.....Daniel was ON IT!  We'll certainly used his services again and we would refer him and his team over and over.  One of, if not the, best agents I've used in over 12 transactions now.
