Short Term Rental in the Smoky's! Cash Cows!!
Investment Info:
Single-family residence buy & hold investment in Sevierville.
Purchase price: $145,000
Cash invested: $4,000
Short Term Rental - Honeymoon Cabin in the Great Smoky Mountains.
Got a smoking deal on this one at $145K. Invested around $4K in some minor upgrades and improvements and within the 1st 2 months generated almost $10,000 in Revenue! I will have 100% of all the cash I put in, including my down payment, back within the first 6 months.

What made you interested in investing in this type of deal?
Cashflow! Too good not to do it.
How did you find this deal and how did you negotiate it?
MLS, little back and forth with list agent/seller on some repairs but ultimately was a great deal.
How did you finance this deal?
10% Down Vacation Home loan
How did you add value to the deal?
Few minor updates, new TV's, some new lighting, light modifications to decor, new fire pit, incredibly light rehab.
Listed it on Airbnb & VRBO. In the first 10 weeks I've had just 2 vacant nights and generated around $10K in revenue.
Previous owner paid a rental company 40% of his revenue and was only doing around $25K a year.
What was the outcome?
Making Money working about 30 minutes a week responding to a few messages from guests.
