West Valley SFR was a good starting point

Investment Info:

Single-family residence buy & hold investment in West Valley.

4 bed, 2 bath, fenced in back yard, swamp cooler

What made you interested in investing in this type of deal?

It was a good starting point for us, since single family homes is what we know.

How did you find this deal and how did you negotiate it?

We found it through the MLS.

How did you finance this deal?

We financed with a conventional loan.

How did you add value to the deal?

We just put a fresh coat of paint. The house was in good shape when we purchased it.

What was the outcome?

It has been a successful rental.

Lessons learned? Challenges?

I'm trying to decide whether or not to get a functional sprinkling system going, and I think I'm going to raise the rent and pay the water bill myself.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Ginger Trask was a great realtor with great contacts.
Matt Atkinson with Interlock Lending, as well as MJA Real Consulting. He is great at getting creative with loans, as well as a great mentor himself.
