Initial Financing Questions

Hi, All~ Thanks for looking at this question. 

I am looking to put the least money down and will be using this property as a personal residence for at least a year and then either selling as a flip or establishing a long term rental as it is near a private university. 

The purchase price is $380,000

A current appraisal is $525,000

My specific question is: Are there financing options that will allow for no money down and use the immediate equity as collateral in place of down payment? (hope I worded that correctly)
