Identifying the best areas of L.A to buy rental property

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Los Angeles.

Purchase price: $375,000
Cash invested: $15,000

Duplex in the gentrifying area East of Downtown Los Angeles which is still an excellent place to invest

What made you interested in investing in this type of deal?

I think buy and hold is an excellent strategy, this property is now doubled in value over 8 years and is cash-flow positive.

How did you find this deal and how did you negotiate it?

I found it and negotiated all aspects of the deal myself
